Life in Bayside

Drive west over the Route 50 bridge from Ocean City, take the first right, and within two minutes you're in Bayside — a community that has quietly become one of the most desirable addresses on the Eastern Shore. We've sold dozens of homes here and every single one has come with the same question from the new owners six months later: "Why didn't we do this sooner?"

What you get

The Bayside community sits on the western shore of the Isle of Wight Bay, with unobstructed views of the Ocean City skyline across the water. Homeowners get access to a 1,300-foot pier with boat slips available, a bayfront clubhouse, pool, tennis and pickleball courts, and a private beach area. The HOA is active without being overbearing, and the community has a mix of full-time residents and second-home owners that keeps it alive year-round.

The housing mix

Bayside is almost entirely single-family, with most homes built between 2005 and 2019. You'll find three-bedroom starter homes on interior lots from the low $600s, mid-range four-bedroom homes with partial water views in the $800s, and true bayfront properties with private docks in the $1.4M–$2.2M range. It's one of the few communities locally where you can still find new construction from time to time, usually tear-downs on older lots.

What daily life looks like

Morning coffee on the bay. Walk to the pier. Paddleboard before the boats are up. Drive five minutes to downtown Ocean City or to the West Ocean City commercial fishing harbor for the best dockside seafood on the shore. Dinner at Hooper's or Ropewalk. Sunset from your own back deck.

Families love the walkability within the community — kids ride bikes to the pool and clubhouse unsupervised, which is increasingly rare anywhere on the East Coast. Boaters love that their slips are a two-minute walk from the front door.

Who it suits

Bayside is best for buyers who want a real community feel rather than the anonymity of a big oceanfront condo tower. It's also ideal for anyone who boats, fishes, or just wants to watch the water from their own dock every evening. Retirees love it. Young families love it. Second-home buyers from the Baltimore/DC corridor love that it's under three hours away.

What to know before buying

The HOA dues are higher than some surrounding communities — around $2,400/year as of this writing — but they cover the amenities, and most buyers consider it fair. Flood insurance is manageable here thanks to strong build elevations in most sections. The interior streets flood briefly during major storms but drainage has been upgraded significantly in the last five years.
